The order follows the approval given to the project by the State Executive Committee at its recent meeting. The BDA’s Shivaram Karanth Layout is ready for approval. The Shivaram Karanth Layout has been planned between Doddaballapur and Hesarghatta roads, and will have 18,975 sites on 3,546 acres at a cost of Rs. 1,847 crore.

In March, the State Government approved the formation of Nadaprabhu Kempe Gowda Layout while withholding approval for the Shivaram Karanth Layout in the wake of concerns over water supply to the layout, an official in the BDA told The Hindu.

The Government on April 2 gave the go-ahead to the BDA to proceed with land acquisition for the Kempe Gowda Layout. “The BWSSB has agreed to supply water to the layout. We have written to the Government saying that the layout now meets all requirements,” the official said.

Concerns
Concerns over water supply arose as the layout is located to the north of the city, declared as a water-scarce area by the BDA.

This is the reason that the layout needed clearance from the water board even though the BWSSB is responsible for providing water to all layouts formed by the BDA. BWSSB chairperson G. Latha Krishna Rao told The Hindu that the layout would receive water from the second stage of the Cauvery fourth phase.

The BWSSB planned to draw an additional 500 million litres every day upon completion of the project in 2011-12. Besides, the BWSSB hopes to be flush with water as it expects to complete its waste water reuse for potable purposes in the Koramangala-Challaghatta valley and get an additional 400 million litres per day by the time the layout is formed.

Cutting water loss
This is in addition to the plans it has to reduce water losses during supply under the project.

“We will be ready to provide water by the time the layout is ready in the next three to four years,” Ms. Rao said. The BDA on Wednesday formally requested the BWSSB to take up the responsibility of supplying water and providing sanitary connections in all the five layouts it has planned.

The Kempe Gowda Layout, between Magadi Road and Mysore Road, with at least 60,000 sites planned, was approved last month.

Not approved
The BDA announced last year its intention to form five layouts. Sources in the authority pointed out that three of these layouts had not been approved as the areas to be acquired overlapped with integrated townships and special economic zones planned by other government agencies. These layouts are D. Devaraj Urs Layout, S. Nijalingappa Layout and Kyasambahalli Changalaraya Reddy Layout.

Though cycle tracks existed on some City roads, they are no longer used, considering the heavy traffic and poor planning by the authorities. In the new layout, the same is being introduced right from the planning stage, to ensure that it is put to use even if there was a considerable increase in traffic flow. The plan was initiated during the formation of the Comprehensive Development plan by the committee headed by traffic experts, City planners and other civic agency heads last year. The idea is to curb traffic congestion and increasing pollution level. The aim is to make the layout a model layout, BDA Commissioner Siddhaiah told this website's News Paper. "However work in this direction is in its preliminary stages. We are awaiting guidance from the traffic police department and experts in the field. Steps to develop tracks would be initiated in consultation with local civic bodies. Issuing preliminary notifications for developing the layout is also underway," he said. Nadaprabhu Kempegowda Layout spread across 4814.15 acres extends to eight villages in Kengeri Hobli and four in Yeshwanthpura Hobli. It would be developed with a budget of Rs 2,639 crore. BDA’s first layout will be developed under CDP-2015 http://www.newindpress.co... The Bangalore Development Authority (BDA) has estimated that there are over 2.5 lakh people without a BDA site. They will now have to wait for another year to own one in the recently approved Nadaprabhu Kempegowda Layout as it is still in its preliminary stages. The approval of Nadaprabhu Kempegowda Layout came as a surprise to the BDA, as it was expecting two layouts to be cleared, but only one was approved. The two layouts which the BDA was hoping for were Nadaprabhu Kempegowda Layout and Dr K Shivarama Karanth Layout. Last year, the BDA had proposed five layouts. This one would be the first project to be developed under the revised BDA Master Plan- 2015. “The layout will be developed, based on the CDP's guidelines. The remaining four may probably be announced soon after the new government is formed. The layouts identified for formation are based on availability of land and water resources,” source added. The proposed five layouts are - Dr K Shivarama Karanth Layout, Nadaprabhu Kempegowda Layout, D Devaraj Urs Layout, Kyasambahalli Changalaraya Reddy layout and S Nijalingappa Layout. “It will take one year for the BDA to complete the scheme and allot sites. Survey numbers are yet to be identified, following which the BDA would enter in to an agreement with the existing land owners and call for further public-private partnerships. Land acquisition, notifications and tenders will follow the process,” the official added. Nadaprabhu Kempegowda Layout will be formed across 12 villages in Bangalore West, between Magadi Road and Mysore Road and would be spread across 4,814.15 acres. A budget of Rs 2,639 crore was allocated for the layout formation. The layout will have a dual water pipeline system, based on the Delhi Master Plan and around 60,879 sites would be developed. Eco-friendly sites will have dimensions of 20x30 sq ft, 30x40 sq ft and 50x80 sq ft. Apart from allocating sites as per the CDP, the BDA will also develop budget houses spread across 100 acres. There will be 15,000 group houses in each layout and a total of 65,000 group houses will be constructed over a period of three years. The layouts will cater to all sections of society, the official added. Kengeri and Yeshwantpur hoblis will be developed under these layouts. It will include Kommaghatta, Krishnasagara, Bheemanakuppa, Ramasagara, Sulikere, Kenchanapura, Ramasandra, Kommaghatta, Challaghatta, Sneehehalli, Kannahalli, Kodigehalli and Manganahalli villages.

A preliminary notification for acquisition of land likely to be needed for the proposed formation of Nadaprabhu Kempegowda Layout by Bangalore Development Authority (BDA) has been published in the Karnataka Gazette on May 22. The preliminary notification published in the Gazette notifies 4814 acres and 15 guntas of land that is spread from Magadi Road to Mysore Road. These lands are spread over in 12 villages, four belonging to Yeshwanthpur hobli and eight belonging to Kengeri hobli of Bangalore Urban district. The notification also specifies the extent of land acquired in each of the villages. An area of 101 acres 23 guntas are in Sheegehalli, 462 acres 36 guntas in Kannehalli, 533 acres 30 guntas in Kodigehalli, 44 acres 36 guntas in Manganahalli-all in the jurisdiction of Yeshwanthpur hobli. The area notified in Kengeri hobli are as follows: Kommaghatta-1048 acres 15 guntas, Bheemanakuppe-995 acres 9 guntas, Bheemanakuppe Ramasagar-61 acres 26 guntas, Sulikere-306 acres Krishnasagar-154 acre 37 guntas and Challaghatta 35 acres 33 guntas. The notification also specifies that any person/persons in the land may prefer his/her objections within 30 days from the date of publication of preliminary notification to additional land acquisition officer, BDA, T Chowdaiah Road, Bangalore-20. The particulars of the scheme, the maps of the area comprised therein and the statement of specifying the lands which is proposed to be acquired may be seen in the office if the additional land acquisition officer, BDA, head office, during working days from 3 pm to 5:30 pm

Is it better planned?

I really hope the New BDA layouts addresses the common failings of the older ones. First of all, rain water harvesting must be made mandatory for all the houses coming up and there should be a good system of storing the rain water - possibly in a park or at every low lying point. Second, the drainage system needs to be planned for the next 100 years atleas - with good sewage and water lines separate from each other. Third - the electricity lines should be provided underground - so that the ugly wires are not seen hung all over the place. Similarly for the telephone lines - junction boxes et al. Fourth - corner sites should not be allowed to be converted into commercial sites. The commercial areas need to be cordoned off right now with adequate parking spaces. A special lane for buses needs to be created and bus stops must be given adequate space and at the starting points / main junctions - a big space exclusively for bus parking needs to be provided. Similarly autorickshaw stands need to be planned. Further Parks need to be clearly designated along with other Civic Amenities. It is better if religious locations are also planned.  Is there a way we can get BDA to do this?

notification for acquiring land for NADA SHIVARAM KARANTH LAYOUT is going on. does any one have a copy of the notice in the newspaper? nobody seems to have a copy of the newspaper notification, not even the BDA. i would appreciate it if anyone who knows anything about this can share information. regards, renuka

Is it confirmed news that the new layout : S. Nijalingappa Layout  is not approved? 

because i am planning to buy a site from a builder and the survry number is already mentioned under  S. Nijalingappa Layout plan.

How did you get the survey numbers in the layout plan. I am also looking at a site around the same area and would want to confirm this. Please help. Appreciate an early response

I dint not get the survery numbers  from the layout plan. I meant my survery number is identified for the future Nijalingappa layout..

its mentioned in NOC from BDA. also mentioned that there was no priliminay notification sent.

I am confused and afraid if i can go ahead and buy this property.

can someone please let me know If its safe to buy this plot
